Residential development still follows the old adage: “location, location, location!” Originally the location in reference was around economic centers such as a downtown business district. If it was away from city center, it would be gathered around unique properties adjacent to oceans, rivers, or key natural geological features. Today, residential developers are finding ways to create the “location” that you will want to live by including feature-rich amenity centers.
The real spark in amenity development came with advent of the golf community. In its peak, there were 400+ golf courses opening per year. Developers could charge 25% more for the same home if it was in one of these neighborhoods. However, it wasn’t only the golf that drove this desire; the country club culture was also a key selling point. Having tennis, large pools, exercise facilities, and dining on site was a draw for families. Golf as a sport is now declining, and the extreme expense of maintaining the courses has been more than many communities can bear. Now, the National Golf Foundation (NGF) reports that 2013 was the eighth-consecutive year that golf course closures outpaced openings, with 158 closures and only 14 openings.
Savvy developers have learned from these patterns, while keeping and enhancing the best part of these concepts. Lifestyle-centric communities are being developed across Florida. These new communities incorporate the best of a healthy lifestyle with fun activities for all ages making them truly a respite from the corporate hustle and bustle combined with a great place to raise a family. Typical features include a walkable community with pocket parks, large open common-area lawns for sports and gathering, and pet friendly accommodations. Many will incorporate retail, dining, schools, and religious facilities, or are located as part of a larger community that does. Of course, the main feature is the amenity center. These often feature large, multi-section pools, a clubhouse with meeting areas, state of the art exercise facilities, and modern playgrounds with interactive elements. The larger amenities may include tennis courts, putt-putt courses, bocce ball, lazy rivers, concert venues, soccer fields, and more. With activities planned at all hours, some even have a “Fun Director” or activity planner that keeps options available for all types of events.
