  • Fee agreement- The fee is negotiated in the beginning with no hidden costs.
  • Pre-construction services- Scherer assists the owner and design team with conceptual estimates and value enhancement services.
  • Cost savings- Performing constructability reviews, identifying cost expectations, and suggesting Owner Direct Purchase, savings can be generated and recaptured by the owner.
  • Budget and schedule- The budget and schedule are developed early in the design phase which reflects the responsibilities of the design team and construction manager.
  • Value engineering- Analyzing systems and constructability early on aid in developing alternatives to lower costs with out sacrificing the quality or integrity of the project.
  • Competitive Bid- This process allows the owner to review the bids from the subcontractors. Once plans and specifications are completed, a bid date is set for all general trades to submit a price as designed to the owner. Typically, the lowest bidder is awarded the job.
  •  Phased Construction- Some scopes of the project may be able to proceed during the transition from design to construction. This saves valuable time on the schedule which can lead to early or partial occupancy.
  • Progress updates- Depending on the project, weekly to monthly progress meetings are held with the construction manager, design team and owner. All aspects of the project are reviewed such as the running costs, change orders, and construction progress.
