Construction Management

The construction management method is when the general contractor represents the owner. The general contractor is hired to manage the construction process from planning to completion. Problem solving, schedule management and cost control is part of the construction managers scope. The general contractor works with the owners selected architects and engineers and assists in the bidding process of subcontractors and suppliers. This method allows the owner to know his direct costs including the management fee.

Design/Build

In a design-build project delivery method, the general contractor is responsible for both the design and construction stages of the project. Partnerships with architects, engineers are established with the general contractor to provide a cohesive team for the owner. To minimize project risk, control project cost and reduce the delivery schedule, the general contractor, design team and the owner work together in the early phases of the design process. The design-build process allows the project to be owner driven as the construction program maximizes the owner's value at the completion of the project.

Negotiated Work

Negotiated contracts allow the owner and the general contractor to maximize savings and control costs. When the owner has already chosen an architect and the construction plans have been finalized, it is time to partner with a general contractor. This may be done by a negotiated contract. All finalized plans are then released to the subcontractors and suppliers for pricing. The general contractor’s responsibility is to manage the schedule and stay within the budget.

Competitive Bid

A competitive bid process allows the owner to evaluate cost estimates for the construction of the project from several contractors. Once the plans and specifications have been completed, a bid date is set for all general contractors to submit a price for the project as designed to the owner. The owner typically awards the project to the lowest bidder though the owner does not see the actual cost to the general contractor.
